Property Maintenance

 

Your Board of Directors conducts periodic reviews of each property in our community. The reason for the review is to identify areas of concern which may contribute to overall loss of property values in our community. In that regard, the directors will send letters to property owners in the hope that they will respond to our concern. The following is a list of issues which should be addressed.


  • Home Siding or fencing needing pressure washing to remove dirt/mold and mildew.
  • Lawn or shrubbery needs mowing, trimming, weeding or edging.
  • Parking on the street is not allowed, it interferes with emergency vehicles.
  • Garbage cans must not be stored in front of the house or curbside except on collection days.
  • Trash bags, tires or other debris cannot be stored on the side of the house, move to the back yard.
  • Boats, Work Trailers and RVs should be parked in the garage or the rear of the property.
  • No Semi Trucks are allowed in the subdivision unless making a delivery.
  • Please do not throw paper, trash or other debris in the road or common areas, and please clean up your grass clipping from the street after mowing, it all gets washed into the drains and ends up in the two big ponds where it can cause Algae and it is very expensive to have the ponds cleaned and WILL cause our dues to increase.


Recently, we asked ourselves why we do this? Who appreciates us?  What happens if we quit? Well, here is the plain truth. By law a governing body is required for our subdivision. Without an HOA, the Queens Cove subdivision would be placed into a receivership which would be controlled by the Florida Court System. Would also be placed with a management co. and a large increase on our HOA Dues. The residents would have little input to control the future of our subdivision.
