The Polk County Utilities Dept is currently retro fitting the Lift Station located at the north end of McKinley Dr. which is closed at this time. They will also be doing a sewer line repair in this immediate area which may cause a road closure on Imperial Dr. Traffic will be re-routed for those residents who live in the affected area of this repair.
We appreciate your patience and understanding during these repairs and ask that you use extra caution in these areas while the repairs are underway. If you have any questions or concerns, please contact Queens Cove HOA through this website or by email.
The Annual meeting of the members will be held on January 7, 2025, at 6:00 PM at the Polk County Sheriff Office, address 3635 Avenue G NW, Winter Haven. A written notice of the meeting will be mailed to each member at least 10 days before the meeting and will include a Proxy form to be signed in the event that a vote on any issue is necessary. Our current yearly obligation for annual dues is $145.00. Payment is due on January 1st and no later than January 31st of each year. Late payments will incur interest charges at the rate of 12% annually. If you bank online, you can pay your dues through your bank's Bill Pay Service or Pay a Person if that's available. You may also pay your dues here on the web site with your credit card although there are credit card fees added. Due's payment may also be mailed to Queens Cove HOA, 3542 Majesty Loop, Winter Haven FL 33880. This is a Mailbox Only, it is not a physical address. If you need to pay by installments, please email us and we will work with you on that. We still have the request in for a sidewalk down Queens Code Blvd, if its ever approved by the County we will post it here.
PLEASE STOP THROWING TRASH out on the Blvd and please stop overfilling your garbage can, and make sure it has a lid. Some of it wines up in the ponds, and we have to pay to have that cleaned up, and it is not cheap. If the lid is broken on your can, contact Polk County Utilities, they will repair or replace it free of charge. Their website and phone number are listed under the more column and links and information.
Your Board of Directors conducts periodic reviews of each property in our community. The reason for the review is to identify areas of concern which may contribute to overall loss of property values in our community. In that regard, the committee will send letters to property owners in the hope that they will respond to our concern. The following is a list of issues which should be addressed.
Recently, we asked ourselves why we do this? Who appreciates us? What happens if we quit? Well, here is the plain truth. By law a governing body is required for our subdivision. Without an HOA, the Queens Cove subdivision would be placed into a receivership which would be controlled by the Florida Court System. Would also be placed with a management co. and a large increase on our HOA Dues. The residents would have little input to control the future of our subdivision.
