Queens Cove HOA bylaws do NOT allow for homes in the Queens Cove Community to be used for short term rentals! See Rental Amendment Article 7, Section 18, Items B, C, H.

Queens Cove HOA bylaws do NOT allow for subleasing of homes. There are specific rules and requirements for leasing a home in our community which must be followed to avoid HOA violations. See Rental Amendment Article 7, Section 18, Item H

A vote on these amended Bylaws was held at the Association annual meeting on January 6th, 2026. The amendments were passed by an affirmative vote of a majority of a quorum of members present in person and by proxy, pursuant to Article XVI of the Declaration. Amendment 1: Article VI, Section 8 -- Non-Payment of Assessments
Each member is obligated to pay the Association annual and special assessments which are secured by a continuing lien upon the property against which the assessment is made. Any assessment not paid within thirty (30) days after the due date shall bear interest from the due date at the rate of eighteen percent (18%) per annum and shall incur a late fee of twenty-five dollars ($25.00). These charges have been established pursuant to the authority granted under Florida Statutes Chapter 720 and may be adjusted by the Association in accordance with future changes to applicable law or Board policy.
The Association may bring an action at law against the Owner personally obligated to pay the same or foreclose the lien against the property. Interest, late fees, costs, and reasonable attorney's fees incurred in collection shall be added to the amount due.
No Owner may waive or otherwise escape liability for assessments by non-use of the Common
Area or abandonment of the Lot,
Amendment 2: Article X, Section 3 — Rulemaking Authority
The Board of Directors shall have the authority to adopt and publish reasonable rules and regulations governing the use of the common area, facilities, and other aspects of community life, as well as the conduct of members and enforcement of the provisions of the Declaration, Articles of Incorporation, and these Bylaws.
Such rules and regulations shall be supplemental to and not in conflict with the governing documents of the Association. All adopted rules shall be: Consistent with Florida Statutes Chapter 720
Approved by a majority vote of the Board at a duly noticed meeting
Published to all members via written notice or electronic communication
The Board shall maintain a current record of all adopted rules and regulations, which shall be available for inspection by any member upon request. Rules adopted under this section shall be enforceable in the same manner as the covenants and restrictions contained in the Declaration.

We have Seven retention ponds in our development, three with water and alligators live in at least two of them. There is some evidence that residents have been feeding these gators. Fish and Wildlife will trap and remove the alligators at the request of the Board of Directors. It is against the law to feed them and there is a $500.00 fine plus up to 60 days in jail for anyone who is caught doing so. Anyone feeding these animals is sentencing them to a death sentence. Once they see humans as a food source, they become a threat to humans and pets and Fish and Wildlife will destroy them upon removal.
Another problem is controlling the Muscovy Ducks. People are feeding them and even making pets of them or killing them. There is information on the Fish and Wildlife website regarding this.
